Leasehold Ownership in Thailand
Experience a unique waterfront lifestyle where private residences, secure yacht berths, and direct access to the Gulf of Thailand come together in one exceptional marina community.
Registered 30-Year Lease with Additional Contractual Protections
For foreign buyers, we offer a structured leasehold arrangement designed to provide clear and secure rights over the property.
The buyer enters into a 30-year lease over the land, which is formally registered at the relevant Land Office and recorded against the land title deed (Chanote). The land is held by a dedicated Thai company established for the development.
Where applicable, ownership of the villa or building is documented separately from the ownership of the land, allowing the buyer to hold rights to the building while leasing the land on which it stands.
The lease and supporting agreements can also include provisions covering matters such as assignment, resale, succession and future renewal, subject at all times to Thai law and the applicable registration requirements.
A registered 30-year lease is one of the established legal structures available to foreign purchasers who wish to acquire long-term rights to residential property in Thailand without owning the underlying land.
